as the market demands.Vantage - NA Business OperationsAs a part of
the Vantage Operations team, the Business Operations department is
responsible for ensuring standards for operation performance,
maintaining customer leases, producing monthly customer electivity
bills, generating regular reports, and supporting Operational
Effectiveness. The Business Operations department also works
closely with all Vantage departments to ensure customer success
from the construction process through daily operations and delivery
activities.Position OverviewThis role can be based in any of our US
locations: Denver, CO; Atlanta, GA; Phoenix, AZ; Santa Clara, CA;
or Ashburn, VA.Vantage is looking for a detail-oriented Operations
& Lease Compliance Manager to support the NA Operations team. you
will be responsible for overseeing the operational aspects of our
owned properties in the NA portfolio to ensure permitting and
licensing compliance; managing, filing, and reviewing customer
contractual documentation and communications; identifying,
communicating, and auditing compliance against contractual
deliverables; and collaborating with the Global team to optimize
the processes and tools utilized. This role requires a
detail-oriented professional with a strong legal and data center
operations background that combines a deep understanding of
customer relationship management and standards related to data
center operations.Essential Job Functions
- Lease Management
- Maintain a comprehensive database of all data center
contractual documentation, agreements, amendments, communications
and other associated documentation.
- Review and understand customer contractual agreements to
identify and track all relevant requirements related to the data
center facilities.
- Ensure accurate and up-to-date records of customer contractual
terms, financial obligations, deliverables, allocation & usage,
billing, reporting, and compliance obligations.
- Collaborate with technical teams to ensure our data center
operations comply with, including but not limited to, power usage,
maintenance, reporting, environmental controls, and security
provisions.
- Analyze financial aspects of data center lease agreements,
including rent revenue escalations, operating expenses, taxes,
insurance and other financial components; ensuring all billable
items are tracked and recorded within the Accounting
organization.
- Provide visibility to the SLA obligations and provide support
to review and evaluate potential SLA violations and SLA credits.
- Compliance
- Create and manage and customer contractual deliverables audit
process to ensure VDC is meeting all customer legal requirements
and adjust as necessary when the business model changes.
- Monitor compliance with contractual obligations, including but
not limited to space and power commitments, service level
agreements (SLAs), and security protocols.
- Conduct regular audits to ensure adherence to lease terms and
conditions.
- Ensure compliance with relevant regulations such as SSAE,
HIPAA, and GDPR pertaining to data center documentation.
- Proactively address any deviations or performance issues to
maintain compliance and customer satisfaction.
- Generate regular reports on data center lease compliance,
performance metrics, and variances.
- Prepare regular reports detailing lease compliance status,
milestones achieved, and any outstanding issues or concerns.
- Provide clear and actionable insights management based on data
analysis.
- Collaboration with Stakeholders
- Work closely with cross-functional teams, including Site Ops,
IT, Customer Experience, Legal, Sales, and Finance & Accounting to
address and resolve contractual-related issues.
- Engage with the TAM team and Site Ops to facilitate effective
communication and collaboration with all lease activities and
progress.
- Hold lease debrief meetings with relevant stakeholders to
overview the contractual commitments for new and amended
leases.
- Process Improvement
- Identify opportunities to enhance the Property management and
Customer Contractual process and implement improvements.
- Develop and conduct training programs for relevant teams to
ensure understanding and compliance with lease-related policies and
procedures.
- Research, support and implement AI and Software to support
tracking, translation, redaction, extraction, and filing of lease
requirements and deliverables for cross-functional teams.
- Site Readiness
- Partner with Site Deployment to ensure site readiness according
to the lease requirements.
- Coordinate with construction teams and vendors to meet
construction date requirements and milestones.
- Maintain accurate documentation related to site readiness
assessments, including early access documentation and
approvals.
- Track progress and ensure timely completion of site readiness
tasks to meet project deadlines.
- Property Management Functions
- Perform property management support for NA
Preconstruction/Operational Facilities
- Support Business licensing and permitting activities for all
operational data centers
- Partner with the New Site Development and Site Selection teams
for property management needs
- Additional duties as assigned by ManagementJob Requirements
- Bachelor's degree in business administration, Finance, Law, or
related field: advanced degree or relevant certifications is a
plus.
- 7+ years of lease administration law experience, preferably in
a data center or a technology-driven environment.
- Strong understanding of lease agreements, commercial real
estate principles, and accounting standards.
- Effective communication and interpersonal skills.
- Demonstrate a serious commitment to accuracy and quality while
meeting multiple goals or deadlines; be proactive, work well under
pressure, and lead cross-functional teams without direct
authority.
- Ability to prioritize tasks and manage multiple projects
simultaneously.
- Excellent analytical, organizational, problem-solving, and
project management skills.
- Familiarity with data center operations, including power and
cooling requirements, security protocols, and industry
certifications.
- Must have advanced proficiency in Microsoft Word, Excel,
Outlook, and SharePoint.
- Ability to keep information confidential and communicate
sensitive information to appropriate teams.Physical Demands and

- Salary Range: $140,000-160,000 Base + Bonus (this range is
based on Colorado market data and may vary in other locations)
